Would you know if someone had made an adverse entry on your title?
In today’s technological age, where some applications to Land Registry can be made online, it is quite easy to fall victim to property fraud. In a world where we all use passwords, pin codes, and encrypt our data it is vital that you protect possibly your largest asset, your property. Are you protected? If not, here are a few tips to help you;
1. Ensure your property is registered. If you are unsure, you can use the Land Registry’s online search tool to check by clicking here.
2. If your property is unregistered, then you should contact a Solicitor or Conveyancer to complete the registration for you. To enable this to be done easily, then it is always best to ensure you have all the documentation you have to hand. 3. Once your property is registered, you will be able to sign up to be alerted if someone applies to change the register of your property, e.g. someone tries to use your property for a mortgage. This won’t automatically block any changes to the register but will alert you when something changes so that you can take action. You can register for alerts on up to 10 properties and we can help with this if you are unsure.
4. Consider registering a restriction on your property. You can stop Land Registry registering a sale or mortgage on your property unless a Conveyancer or solicitor certifies the application was made by you.
