Dealing with a sale or purchase of domestic property
Set out below are example ranges of basic legal fees for standard transactions. The fees (which do not include VAT) are based on the value of the property as follows:

£500,001 to £750,000 | From £900 to £1,075 (plus VAT) |
£750,001 and above | From £1,100+ (plus VAT) |
The exact final cost will depend on the complexity of the matter, the number of individuals involved in the transaction and whether the property is freehold or leasehold.
We will handle the full process for you, liaising with estate agents, your broker and other third parties involved in the matter.
Disbursements are not included in the above legal fees and those to be considered include:
- HM Land Registry fee – from £20 to £270
- Search pack – in the range of £200 to £300, depending on the location of the property.
- Other small Land Registry payments – ranging from £3 on a sale to £20 on a purchase.
- Stamp Duty – please visit stampdutycalculator.org.uk for a quote.
Additional costs
Occasionally additional costs are incurred during a matter which we could not have foreseen at the outset. A full list of those Additional Items is available from our New Business Team on ConvNewBus@chadlaw.co.uk
How long will it take?
On average, a standard freehold sale or purchase will take 6-8 weeks.
A standard leasehold matter will take on average 10-12 weeks.
Dealing with transfers of equity and remortgages

Disbursements, not included in the above, include bank transfer fees (if applicable), title documents, minimal HM Land Registry searches, HM Land Registry fee ranging from £20 to £125 and occasionally searches (as above for purchase) or a no search indemnity policy costing around £35.

Sarah is the Partner in Charge of the Conveyancing Department and has been with the Firm since 1998. She is a Solicitor with over 20 years experience of all conveyancing types. She qualified in 2000.
Paulette St Hilaire
Paulette is a Licensed Conveyancer having qualified in 2005. She also is a Team Leader supervising 13 members of staff at our Huddersfield office and deals with all types of conveyancing matters. She is supervised by the Partner in Charge Sarah Haller.
Sarah Harrop
Sarah deals with all types of conveyancing. She is a Fellow of the Institue of Legal Executives and qualified in 2006. She is supervised by her Team Leader Paulette St Hilaire.
Rabia Tariq
Rabia is a Solicitor based at our Huddersfield office. She qualified in 2010 and deals deals with all types of conveyancing. She is supervised by her Team Leader, Paulette St Hilaire.
Heather Mackins
Heather obtained her Law Degree in 2012. She has 13 years experience in all aspects of conveyancing and is also an inhouse trainer. She is supervised by her Team Leader, Paulette St Hilaire.
Deon Hunt
Deon is a Trainee Conveyancer having worked in the team for 2 years. She is supervised by her Team Leader Paulette St Hilaire.
Laura Hart
Although Laura has no legal qualifications she is qualified by experience. Laura has been a Conveyancer for over 10 years. She is supervised by Paulette St Hilaire, her Team Leader.
Phoebe Gogarty
Phoebe is a Conveyancer with 3 years experience across a wide range of conveyancing types. She has successfully completed the Legal Practising Course. She is supervised by her Team Leader Paulette St Hilaire.
Ryanne Smith
Ryanne is a Trainee Conveyancer at our Huddersfield office and is supervised by her Team Leader Paulette St Hilaire.
Diane Gilligan
Diane is an Associate of the firm and also a Team Leader and managing 6 staff. She is a Fellow of the Institute of Legal Executives and has 21 years experience. She is supervised by the Partner in Charge Sarah Haller.
Rebecca Wood
Rebecca is a Trainee Conveyancer and has worked at the Firm since 2007. She is based at our Halifax Office and supervised by her Team Leader Diane Gilligan.
Michelle Myers
Michelle deals with all types of conveyancing, with 18 years experience as a conveyancer. She is a Team Leader at our Pudsey Branch, supervising 10 staff. She is able to handle all work types and is supervised by the Partner in Charge of the Department Sarah Haller.
Zanna Bain
Zanna has been a conveyancer for 8 years and is presently studying for her Council of Licensed Conveyancers qualification. She s able to handle all work types and is supervised by her Team Leader, Michelle Myers.
Sarah Hargreaves
Sarah has worked in conveyancing for 9 years and joined Chadwick Lawrence as an Assistant. She is a Conveyancer based at our Pudsey office dealing wigth all matter types and supervised by her Team Leader, Michelle Myers.
Nicky Beynon
Nicky started work as a Conveyancer in 2004. She can handle residential and commercial transactions. She is based at the Pudsey Office and is supervised by her Team Leader, Michelle Myers.
Samantha Farr
Samantha joined the Firm in 2015 and has 10 years experience in Conveyancing. She is a Trainee Conveyancer based at our Pudsey office and supervised by her Team Leader, Michelle Myers.
Natalie Glover
Although Natalie has no formal qualifications she is qualified by experience and heads a team of 10. She has 14 years experience as a Conveyancer, completing her Foundation Degree in Law in 2012. She is supervised by the Partner in Charge Sarah Haller.
Claire Ward
Claire started work in Conveyancing in 2006. She handles all matter types and as a Conveyancer is supervised by her Team Leader, Natalie Glover.
Ruth Nippers
Ruth is a Conveyancing Solicitor, having qualified in 2016. She deals with all aspects of conveyancing and is supervised by her Team Leader, Natalie Glover.
Kayleigh Needham
Kayleigh joined the firm in 2013 as a Conveyancer and has 16 years experience. She deals with all aspects of conveyancing and is supervised by her Team Leader, Natalie Glover.
Charlene Corkett

Kirstin Macdonald

Susan McKee
Sue heads up the Conveyancing team at the Leeds branch and supervises 8 members of staff. She is a Legal Executive having qualified in 2012. She handles all work types and is supervised by the Partner in Charge, Sarah Haller.
Aminder Panesar
Aminder is a Solicitor, qualified in 2014. She works at the Firm’s Leeds office. She is an Associate in the business handling all work types. She is supervised by her Team Leader, Susan McKee.
Gemma Hoyle

Eleanor Wilson

Beverley Murgatroyd
Beverley has no formal qualifications but has worked in conveyancing for over 33 years, 20 of which as a conveyancer and deals with every type of transaction. She is supervised by her Team Leader Natalie Glover.
